Yesterday morning, the reporter found the project of the Phoenix Hotel in Country Garden, which has been piling, according to the plan at the construction site of Xiangluowan Business District. Country Garden Phoenix Hotel is located at the north end of Xiangluowan Business District, Tanggu, on the east side of Yingbin Avenue and the north side of Binhe South Road. It covers an area of 69742.2 square meters, a building area of 299867.4 square meters, and the hotel has 26 floors above the ground. The Phoenix Hotel in Country Garden has the project function orientation of a large international conference center, five-star hotel service, and comprehensive business entertainment; It has 1200 sets of various guest rooms. Next to the Phoenix Hotel in Country Garden is the Polar Ocean World under construction.

   碧桂园的“出名”之处，还在于它的所有人，正是前不久以1300亿元财富坐上《2007胡润百富榜》头把交椅的杨惠妍。8月初，碧桂园公告称，该公司截至7月末总土地储备量达到4500万平方米，这个数字使得碧桂园一举成为中国最大的“地主”。而就在这4500万平方米的硬资本之下，也包括了天津塘沽响螺湾商务区里一块将近7万平方米的土地。在这里，一座号称“白金五星级”标准的凤凰酒店正在孕育之中。

   低价策略是成功不二法宝

   昨天上午，记者在响螺湾商务区施工现场按图索骥，找到了已经打桩的碧桂园凤凰酒店项目。碧桂园凤凰酒店地处塘沽响螺湾商务区北端，迎宾大道东侧，滨河南路北侧，占地面积69742.2平方米，建筑面积299867.4平方米，酒店地上建筑26层。碧桂园凤凰酒店具有大型国际会议中心、五星级酒店服务、综合商业娱乐三位一体的项目功能定位；拥有各类客房1200套。碧桂园凤凰酒店旁边，是在建的极地海洋世界。

   碧桂园在响螺湾拿的这块地依旧奉行“低成本购地”政策，其低调迅速的作风的确值得本地开发商学习。6月20日，天津市土地交易中心对包括津塘(挂)2007-18号地块在内的7宗国有土地使用权公开出让。值得注意的是，碧桂园拿到的津塘(挂)2007-18号地块起挂价为23964万元，而7月25日成交时，该地块最终的成交价竟也是23964万元。尽管根据挂牌要求，该价格不包括城市基础设施配套费，根据塘沽区政府对滨海新区中心商务商业土地开发建设的相关要求，受让人取得土地使用权以后，全部或部分土地使用权及所建地上建筑物8年内不得转让、抵押，但业内人士普遍认为，响螺湾区域的发展具有战略性意义，碧桂园的抢先性动作，实在是明智之举。

   一直以来，碧桂园拿地大多集中在二三线城市，其中以酒店及商业配套在内的大型住宅项目为主。碧桂园通过获得大面积价格低廉的土地，以开发低密度、社区化及有价格优势的综合性房地产项目，“购地成本较低”是碧桂园一路以来成功的不二法宝。

   白金五星酒店什么样

   碧桂园凤凰酒店是碧桂园开发的高端酒店系列产品，作为宏大的五星级酒店品牌连锁体系，目前已经成功运营广州凤凰城酒店、假日半岛酒店、鹤山凤凰酒店等多个五星级酒店。
